I am curious for the state of Texas, pertaining to Real Estate Law.

There is an exclusion "of sorts" that will allow a person to sell real estate belonging to another without a real estate license. Could it be a person must be employed by the seller specifically? What are the rules/regulations for this? In other words is their a real estate business, listing or selling that does not require a license? Would a buyers agent with internet acess/viewings be permissable without a real estate license? Could a mortgage broker or banker sell real estate in some form? A HUD approved lender that requires no loan officer licensing in Texas?
